PropertyCert^TM provides a comprehensive solution for affordable housing certifications. PropertyCert was written for the typical site manager. It provides a very simple graphical workflow that guides the manager through the steps in the certification process. Audit the certification process remotely. PropertyCert is customizable to your certification process. Verification forms and Certification worksheets are easily customized by you in Microsoft Excel and Word. PropertyCert is tightly integrated into PropertyBoss, but can be used on a standalone basis for customers needing only the Compliance portion.

Fully integrated with our PropertyBoss® property management software. PropertyCert is a new visual workflow tool for Affordable Housing Compliance. Designed to help insure that properties qualify for the maximum tax credit, PropertyCert simplifies the certification process for the Affordable Housing Property Manager, assisting them in keeping properties compliant with the Section 42 LIHTC program.

PropertyCert's powerful Visual Workflow engine controls the processing of each certification and provides an at-a-glance overview of each applicant's status. Rather than enforcing rigid rules, Property Cert walks you one by one through the steps required to certify resident eligibility and insure that your property will qualify for the maximum tax credits. PropertyCert automatically provides you with the appropriate questions to ask prospective residents - eliminating the guesswork.

With PropertyCert's Quick Qualify feature, the novice manager can generate a quick prediction of a resident's eligibility. The software's Customizable Rules Manager gives users added control over the certification process by establishing which rules are implemented and who can override rules. In addition, the Rule Logging feature provides historical views of how rules were implemented.

PropertyCert currently supports Low Income Housing Tax Credits (LIHTC) and HOME properties. Additional programs including HUD (Section 8) and Bond are targeted for future release.
