PropertyBoss History

Initial development of PropertyBoss began in 1995 as a custom application for Key Real Estate Investments and a Coldwell Banker affiliate. These Greenville, South Carolina businesses were unable to find a well-written, affordable software solution. As other companies learned about this evolving customizable package, they joined in the development process.

The PropertyBoss approach was different than any other available package. PropertyBoss embraced integrating with existing products to provide a best-of-breed solution for the property management marketplace. The designers applied the techniques and experience they learned from deploying production management software for Fortune 100 companies such as Mobil Oil, IBM, and Corning Glass. These products were multi-lingual, handling hundreds of concurrent users in mission-critical applications.

In June 1998, Old Forest Software Inc. was incorporated to expand this local effort to a national level. Over $2M has been invested in furthering the development of the PropertyBoss product for both the fee-based residential and multi-family apartment markets. The company name was subsequently changed to PropertyBoss Solutions, LLC to better align and reinforce the PropertyBoss brand name. PropertyBoss has been sold for use at over 1,000 sites and licensed to manage over 250,000 units or leases.

Technically, PropertyBoss is a native Windows software product with an industrial strength database, Sybase iAnywhere, written using commercial software development methods. The underlying architecture and database provide a very robust, portable, and scaleable solution. The Sybase database is extremely stable, self-tuning, and a self-optimizing solution from a single user to hundreds of concurrent users.

This architecture and platform has enabled PropertyBoss to grow into additional markets and expand its offerings. Through web delivery, PropertyBoss offers a robust ASP hosting solution for companies who require access to distributed, remote locations. Current development priorities reinforce the integration of best-of-breed solutions and web-integration including integration with Credit/Criminal screening companies, ACH/EFT processors, Credit Collection companies, and end-user website hosting.
